Who is behind Výnosometr, why it exists, where the data comes from and how it calculates. An independent calculator without ads or commissions.
Výnosometr is an independent calculator of buy-to-let returns in Czechia. It is free, without ads and without commissions from banks or estate agents.
Why it exists
Listings and agents usually quote the gross yield, which is always the highest number. To decide whether to buy, you need the monthly cash flow after the mortgage and taxes, the return on your own funds including the sale, and what happens if prices grow more slowly. Výnosometr calculates this for a specific flat in a few minutes and rates the result clearly.
Author
Michal Smetana is a product leader with more than 15 years of experience building digital products. He has led products and product teams in B2B SaaS and e-commerce, where decisions are driven by data and measurable results.
He designed and develops Výnosometr as an independent project, based on his own experience of investing in real estate. He wanted a tool that shows the real numbers before you buy a flat: how much you will top up each month, what your money will earn and what happens if the market does not go to plan.

How we calculate
- Every result uses the same model: mortgage, owners' association payments, Czech taxes, vacancy and, for short-term letting, platform and host fees, cleaning, VAT and insurance. The guides explain the method.
- Market data: rents from the Deloitte Rent Index, asking prices per m2, average mortgage rates. Updated quarterly, with date and source.
- Calculations are covered by automated tests. Tax rules follow Czech law as of 2026; results are indicative, not tax advice.
- No partners or advertisers influence the results.
For media and AI
Data from the rental yield index (Czech) may be used freely with attribution "Výnosometr (vynosometr.cz)". Developers and AI agents can use the API and MCP server.
