Terms of use

Rules for using the Výnosometr calculator: what the service does and does not offer, account rules, termination and changes.

1. Operator

Výnosometr (vynosometr.cz) is operated by Michal Smetana, company ID 87769620, Pobřežní 29/48, 186 00 Praha 8 - Karlín. Contact: kontakt@vynosometr.cz. The Czech version of these terms is authoritative.

2. The service and the contract

The calculator estimates cash flow, yield, taxes and other metrics of a buy-to-let flat and can be used without an account. You create an account by choosing Sign in and using Google or an e-mail link; the first sign-in concludes an open-ended contract under these terms. You can check and correct your e-mail before sending. The contract is available in Czech and English. We archive every version of these terms and will send you the version you accepted on request. The service is free; any future paid features will have separate terms and nothing will be charged without your explicit consent. We develop the service continuously and announce material restrictions for registered users in advance under section 8.

3. Nature of results and what we provide

Calculations are model-based and indicative, built on your inputs and default market, financial and tax assumptions valid as of the date shown in the app; reality may differ substantially. The operator is not an investment or credit intermediary, tax adviser or lawyer, and results are not investment, credit, tax or legal advice. The traffic-light rating reflects only the tests described in the app. We provide the service with due care and fix reported errors without undue delay, but do not undertake that results will match actual performance or that the service will be available without interruption. You use the results at your own responsibility and risk. If you use the service for business purposes, the operator is not liable for any damage or harm arising from its use, except for harm caused intentionally, by gross negligence or to a person's natural rights. Nothing in these terms excludes or limits rights you have as a consumer that cannot be excluded or limited by contract.

4. Accounts and acceptable use

Your account is personal and you are responsible for its content and for securing your e-mail or Google account. Do not store unlawful content or other people's personal data, and do not overload or circumvent the service; report security issues to us instead. Accounts have a technical limit of 200 properties and 1,000 calculations.

5. Illegal content and point of contact

Saved calculations are not public. Our single point of contact for users and authorities under Articles 11 and 12 of Regulation (EU) 2022/2065 (Digital Services Act) is kontakt@vynosometr.cz, in Czech or English. To report illegal content, send the reasons, its exact location, your name and e-mail and a good-faith statement; we assess notices without undue delay and inform you of the outcome. If we remove content or restrict an account, we give reasons and a way to contest the decision. We use no automated moderation.

6. Termination

You can end the contract at any time by deleting your account in the app or by e-mail. The operator may terminate without cause, for example when shutting down the service, with one month's notice by e-mail, during which you may request an export of your data. For serious or repeated breaches of sections 4 or 5 we may block or close an account immediately, with reasons. Accounts without a sign-in for 24 months may be deleted after at least 30 days' e-mail notice; signing in keeps the account.

7. Intellectual property

The app, guides and graphics are protected by copyright. You receive a free, non-exclusive right to use the service for your own needs and may freely share and use your calculation results.

8. Changes to these terms

We may reasonably change these terms, in particular due to changes in law, features, security or technical providers. We notify registered users by e-mail or in the app at least 30 days before a change takes effect; changes that are only beneficial to you or required by law may take effect sooner. You may reject a change and terminate the contract with immediate effect before it takes effect; otherwise the new version applies from its effective date.

9. Complaints, disputes and final provisions

Send questions and complaints to kontakt@vynosometr.cz; we handle them within 30 days. The Czech Trade Inspection Authority (Štěpánská 567/15, 120 00 Praha 2, adr.coi.cz) handles out-of-court consumer disputes. Supervision: Czech Trade Inspection Authority (consumer protection), Office for Personal Data Protection (personal data) and Czech Telecommunication Office (digital services). These terms are governed by Czech law; consumers habitually resident in another EU state keep the protection of that state's mandatory rules. If any provision is invalid, the rest remains in force. Personal data processing is described in the privacy policy.
