Airbnb and short-term letting calculator

A high nightly rate does not guarantee a high return. Enter occupancy, operating costs and financing. Výnosometr estimates the result after costs, mortgage payments and tax, and the occupancy needed to cover outgoings.

Where is the flat and what is the price?

CZK
m²

How much will you contribute towards the price?

default. A model assumption, not a verified figure for your flat. You can change it.
%

You contribute CZK 1,580,000 towards the price; the model finances the remaining CZK 6,320,000 with a mortgage.

How will you rent it out?

Nightly rentals via Airbnb or Booking, self-managed or with a management company.

What nightly rate and occupancy do you expect?

  • Why these thresholds →
A loan of 80% of the price exceeds the 's 70% guidance for investment mortgages. The lender also uses its own collateral valuation. Check financing availability.
Occupancy of 70% is above the model's Prague benchmark. It is not a local estimate for your flat; check comparable accommodation in the same area and period.
The model is at the 10-year holding-period boundary. Check the actual dates and other exemption conditions before selling.

What the calculation includes

  • Revenue based on nightly rate, occupied nights and length of stay.
  • Platform fees, cleaning, laundry, consumables, utilities, internet and replacement furnishings.
  • Self-management or a management fee. You can also assign a value to your own time.
  • Owner's costs, financing and modelled Czech taxes and contributions under the selected settings.
  • An initial launch period and a sale after the chosen holding period.

Defaults describe a starting scenario, not a management quote or the fee for every reservation. Check platform fees, occupancy and cleaning costs against your operation. If you value your own work, the result also includes that non-cash cost.

Self-management or a manager: a model flat in Prague

The table compares the same flat under different management arrangements. It shows the average monthly result after the launch period, not the actual income in each calendar month. At the same occupancy, the scenarios differ in costs rather than assumed demand.

Higher occupancy is not guaranteed. Check comparable listings, seasonal demand and the nights you can actually offer. A sample median from a particular period is not a forecast for a new listing.

IRR is the annualised return on invested cash, including the model sale. Required occupancy applies once established.

These scenarios use a 45 m² flat at each city's model average price and the existing financing, fee and launch assumptions. A 20% deposit does not establish that this mortgage is available. Market data is dated in the sources. Compare individual properties within a location, not just the city rankings.

Frequently asked questions

How can I tell whether Airbnb is worthwhile?

Deduct operating costs, management, financing and relevant taxes and contributions from revenue. Compare the result with long-term letting and the time involved. The calculator models your assumptions; it does not guarantee a return.

What occupancy do I need?

It depends on the nightly rate, costs and mortgage. Výnosometr estimates the occupancy needed to cover outgoings. Check separately whether comparable properties achieve it.

How much does Airbnb charge?

Fees depend on the fee structure and reservation. Check your host account and update the calculator's default. Assess VAT on purchased services and registration obligations separately.

Is self-management always better?

It avoids an external management fee but requires work and responsibility. Compare the result after valuing your time. Do not assume a manager will increase occupancy without evidence.
